What We Do To Sell Your Property
The following is our commitment to market your property to maximize the probability of a quick sale to a qualified buyer at the highest possible price that the market will allow:
· CREATE A KNOWLEDGEABLE AND EFFECTIVE MARKETING FORCE
· MAXIMUM EXPOSURE OF THE PROPERTY IN A WELL ORGANIZED AGGRESSIVE MANNER TO A LARGE NUMBER OF “HIGH PROBABILITY” BUYERS.
· IDENTIFY QUALIFIED, MOTIVATED BUYERS WILLING AND ABLE TO CLOSE WITH FEW CONTINGENCIES.
· IDENTIFY POTENTIAL LENDING SOURCES TO CREATE FINANCING FLEXIBILITY AND REDUCE CONTINGENCIES.
1) Marketing Package
Prepare a complete, promotional marketing package which will contain summary of the property attributes including a narrative description, site details, physical description, rental and recent sales comparables and location maps – all aimed at providing a buyer with all pertinent information necessary to make an accurate evaluation of the property.
2) Interoffice and Commercial Broker Computer Network
Within 96 hours following the execution of an Exclusive Representation Agreement, the offering information will be sent through our computer network to our local, national and international business Realtors. This will give immediate access to over 7,000 agents. Any changes in property status (i.e. new listings, offers, sold) are posted daily on a Property Status Board in each office. The key to this tool is that a buyer can talk to any member of the marketing and sales team and get information and status on the listing. A buyer never has to wait for the listing agent to return or pick up a message. This network of brokers represents tens of thousands of buyers and investors worldwide. Our network of commercial brokers via the internet, is one of the most extensive group listings worldwide. Each of these brokers will receive a set-up on the property with limited listing information including optional pictures. This is just one way that we solicit potential buyers.
3) Newspaper Ads
Discreet ads will be placed in carefully selected regional and national newspapers such as: The Economist Wall Street Journal Los Angeles Times Business Week International Herald Tribune
4) Qualification and Control
Each buyer will be thoroughly qualified as to financial strength and ownership history before the presentation of any property specifics or identity. Any on-site property inspection shall take place with a LRK & Associates Realty, Inc. Representative present to insure the property is seen in a favorable manner.
By virtue of our tight contracts and well-trained agents, buyers will be expected to perform their due diligence under rigid time constraints, put up large earnest deposits and close as quickly as possible. In some cases, potential buyers will have to complete our standard “Non Disclosure” forms on the property listing which requires that the Buyer keep any and all information about the property confidential. In addition, the Buyer is restricted to even sharing this information with others and can only present property information to limited members of his team (CPA, Attorney etc.).
5) Just Listed Mailers
A series of mailers (usually 300 – 5,000) will be sent to people that own similar properties and are investors for this type of property. The mailers will include a photo and some deal-making points without giving the address to raise the probability of getting clients to call in. If the client doesn’t call, we often will personally follow-up with a phone call.
6) Outside Broker Cooperation
LRK & Associates Realty, Inc. tracks all closings in its service areas. As part of the tracking system, we generate a list of other brokers who have successfully closed investment/development property transactions. We will cooperate with all qualified brokers from the beginning of the listing period.
7) Sales Agents Presentations
PowerPoint presentations will be made in our offices so as to educate the sales agents on how to best market and sell the property. These presentations will highlight the property’s selling points and include photographs.
8) International Network of Real Estate Brokers & Developers
Being a designee and member of the Certified International Property Specialist organization, we network with over 1,500 broker members around the globe. We market globally to international investors whose appetite and confidence in the US real estate has been always strong.
9) Buyer Symposium
There are Brokers Meetings in many cities in Southern California where brokers meet and present properties that are available for sale and lease. These meetings put buyers and sellers together in an informal atmosphere through their representative brokers. LRK & Associates Realty, Inc. representatives attend many of these meetings and distribute flyers, set ups, pictures and sometimes videos of their respective properties. Often, these meetings can have over 250 brokers in attendance looking for properties. Brokers then distribute the Property Profiles to their sales teams. These meetings provide excellent exposure for any available property.
10) Recent Buyers
Via sold comps and various services to which LRK & Associates Realty, Inc. subscribes, buyers of similar properties will be identified and contacted.
11) Principal only databases and website
LRK has access to a “Principals Only” website where buyers and investors go direct to purchase properties for their portfolios. Many of these principals prefer to deal direct with the selling broker. This often leads to matching the best buyer, sellers and properties because the principals do their own direct search for property using their own criteria.
12) Seller Feedback
Advise the sellers on a regular basis of all marketing activities. We believe it is very important that the sellers are aware of all our efforts and are in tune to the feedback from our agents and the marketplace itself.
